Demand for commercial real estate properties generally goes up, mainly due to limited availability. Land is a scarce resource and with the expansive urbanization of towns and cities, and commercial spaces are decreasing. As the supply goes down, the prices increase.

Potential clients are looking for commercial real estate agents who can find quality spaces for competitive prices. Act fast to acquire clients before they are lured away. Here are some of the most effective commercial real estate marketing strategies.

1.    Local Endorsement

Local endorsements can create awareness. Create a profile on Google Places and improve upon the information given there, paying attention to your social media platforms, website url, and business hours. You can also add a photo or two of your office to enrich the listing.

2.    Research Client Lists

If you’re first starting out, you may lack a full client list.  No problem!  With services like Reonomy, you can download a list of property owners in your area.  You can filter this by property type, size and zip code to further segment your list.  Data Axel is great for business owners and managers for tenant rep.  D&B Hoovers is great for higher level lists like CEOs and upper management that may make decisions such as land acquisitions.

3.    Objectives

There are two schools of thought on objectives. The first is to have a realistic set of objectives, like setting a flat quota for yourself.  This can be as simple as yearly take-home amount, or “sell/lease at least 1 property per month.”  The second school of thought is taking your “realistic goal” and multiple it by 10.  This is the 10X concept by Grant Cardone. This will get you thinking how to achieve the nearly impossible.  Write down all the tasks you will need to get to your 10X goal and suddenly, it will seem achievable.  Following this, (even 5X) will boost your productivity and get you thinking creatively.

4.    Using the Press

Press releases are free!  The hard part is getting them.  The first step is gathering your PR contacts.  Search for your local newspapers, real estate magazines, CCIM and other publications.  Each publication will list an email, fax number or phone number to forward stories.  Copy and paste these into a spreadsheet (or email list).  Once you have this list, you can Blind Copy each person with your press release.  I used to do this bi-weekly with top sales, big listings, and announcements.  Usually, two or three articles would get picked up per month.  Learn more about Press Releases.
